Tell us about the home you've always imagined. We want to hear more about you, your family, your ultimate wishlist, and your ideal budget. Where do you want to live? Are you considering a cozy neighborhood lot or a spacious estate parcel? Do you have a plan in mind, or do you want to start the design process from scratch?
Getting to the bottom of what's most important to you allows us to craft a proposal and come up with an initial budget. Our team has the knowledge and experience to guide you toward a suite of custom features that fit your inspiration, lifestyle, and financial parameters.
During this phase, we will have an Initial Consultation with you; sort of a mutual interview to see if your goals align with our best practices and expertise. If we choose to move forward together, we will execute a Pre-Construction Consultation Agreement and schedule an Initial Budget Kickoff meeting. At this meeting, we gather information about your ideal square footage and finish levels so our team can create an accurate picture of what your home will cost.
Once the budget is complete, we will have a presentation meeting to discuss the results before moving forward to the design phase. Concurrent steps related to your intended lot or land may be necessary, including utility considerations, professional surveys, and any required Health Department permits. It sounds complicated, but don't worry, we have done this before.
Once we've agreed on an initial budget and list of features, our design team will work with you to create a detailed floorplan with a carefully considered room layout and exterior elevations. Once under our Design Agreement, you will select your architectural style and build on your initial inspiration. Many of your custom amenities, energy efficiency features, and other details important to your lifestyle are considered and added at this time. How you plan to use your home is at the forefront of our design discussions, and we will advise you at every turn to keep you on budget while we focus on crafting your vision.
After your home has come to life in our modeling software, and you have approved the design details, our draftsman will create bid-ready plans while we host you for a Specifications Meeting to go over finishes. Here, we drill down on what types of finishes you want included in your allowances, and we will write detailed specifications for our estimator and trade partners to bid on. Once all of the bids are in, we will meet for a Fixed Price Budget Presentation, where we go over the price of your home and all of the allowances included in that cost.
At this point, you can approve the fixed price and move forward to a contract, or request revisions. We typically build in some value-engineering options and are able to suggest ways to reduce costs without starting over if your dreams got away from you a bit.
You're under contract. Contingencies are satisfied, and we are applying for permits to build your home.
At this phase, our in-house designer will work closely with you to pick the flooring, tile, appliances, lighting, plumbing fixtures, and other details that you will see and touch every day in your new home. We can help you identify your personal style and bring your inspiration to life through your selections.
We coordinate appointments with our incredible local trade partners and showrooms to give you access to industry-best products and finishes - complete with experts to guide you and keep you on track. Can't make it in person? Through our online project management software, you can ask questions, see product photos and information, track due dates, approve pricing, and work with our team and trade partners - all from the comfort of your home.
Our experienced production team takes it from here to deftly bring your vision to life. We are proud of the relationships we share with local tradespeople, contractors, and suppliers who share our passion for uncompromised craftsmanship.
One of our dedicated Project Managers will be your point of contact throughout the construction of your new home. Through our software, you can ask them questions, track updates, view site photos, and interact from wherever you are. Milestone in-person walkthroughs will be scheduled to review key phases of construction, allowing you to further customize things like switch locations and closet shelving layouts. Our designer will continue to be in touch and available for any questions as well. Our team creates relationships with our clients and we are available to you throughout your home-building journey!
Building a home is a highly collaborative process that doesn't end after the initial design. We make it easy to stay engaged and connected from the foundation to the final clean and are proud of the process we have honed to make building a home as smooth as possible.
Our homes include building envelope and indoor air quality practices that exceed building codes and contribute to their excellent energy efficiency and performance. Throughout the design process, you may select myriad features that further contribute to this efficiency.
We include both HERS scores and Pearl Certification with our homes to document the home's overall energy efficiency and increased value. These reports ensure accurate appraisals by outlining both the visible and unseen performance features of your new home.
At this stage, we finally hand over the keys! We are proud of the homes we deliver and want you to rest assured that our relationship does not end here. We will help familiarize you with your new home and walk you through its systems, functions, and features, and provide you with contact information for utilities and select trades.
Our generous warranty will begin at closing, and our software will help you track any punch list items that you would like to have addressed. Throughout the warranty period, you will have access to the same online communication features you enjoyed while the home was under construction, and we are happy to answer questions and help you with anything that may come up.
